In 2010 Brock Development entered into a JV partnership with Preferred Development to procure small parcels of land with potential for single tenant development, primarily banks. 

With our extensive knowledge of bringing land through the development process, and Preferred Developer's relationships with credit outparcel users – a perfect, mutually beneficial joint venture was formed.

The program provided a unique opportunity to achieve double digit returns, as the demand on the buy side within the NNN sector was very strong.


The venture created a pipeline of opportunities which the program developed, and sold in between 2010 and 2015 including sites for JP Morgan Chase Bank, TD Bank, PNC Bank, Starbucks, and Mattress Firm. 

Projects included:

  • PNC Bank at the SEC of Oakland Park Blvd. and University Dr. in Sunrise, Florida
  • TD Bank at the SEC of Dixie Highway and 2nd Ave. in Lake Worth, Florida
  • Chase Bank, Starbuck's, Mattress Firm on US Highway 1 in Boca Raton, Florida
  • Chase Bank at Jacardanda Plaza in Plantation, Florida
  • Chase Bank and Pei Wei on University Dr. in Coral Springs, Florida
